(What is a Class 2 Building?)

Under the NSW Government, Class 2 Buildings are usually multi-storey, multi-unit apartment buildings or mix-use buildings (shops and apartments).

Since people live above and below each other, special rules are applied for building works and renovations to ensure protection of all residents’ health, safety, and welfare.
Types of Class 2 buildings include:

Multi-residential apartments

Apartment building with shops on the first floor

Apartment building with a carpark

Apartment building with offices occupying some floors

Single-storey attached dwellings with common space underneath

A dwelling with a granny flat vertically attached

Townhouse with common basement carpark

(Maximise existing space and amplify your apartment’s value)

With the increasing interest rates and house values there has been a shift in home owners staying where they are and improving the design of the current spaces. This has lead to a greater demand for apartment renovations to maximise existing spaces and improve their apartment design.

You can transform your apartment in many ways:

Expand living spaces for seamless interiors.

Reconfigure bathroom layouts.

Remove or add walls to make the most of space.

Change interior layout to harness more light and airflow.

(The five building elements that require compliance paperwork.)

According to the Building Practitioners Act (DBP), renovations, fit-outs or building works that affect the five building elements must comply to the Building Code of Australia criteria. This can include repairs, remediation, or renovation.

The elements of a building covered by the laws include:

Fire safety systems

Waterproofing

Internal/external load bearing walls

Building component part of the building enclosure

Building services (mechanical, plumbing, electrical)

During the compliance paperwork and renovation process, the Class 2 Architects team will be on hand to address any questions or issues you may have.
